Example — a real report with every name and street address replaced by a made-up one, cities removed, square footage rounded to the nearest 100, and the business kept anonymous. Tiers, reasons, year built, ownership and storm counts are as generated.

How tiers are set. Tiers come from a fixed rule, not a model's judgment, so a lead's tier never depends on the other leads in the file or their order. Cold: misses one or more of your stated criteria. Hot: every stated criterion verified on record, and NOAA storm reports logged within 10 miles of the address on at least 2 separate days in the past 90. Warm: no criterion missed, but something held it back — a criterion not on record, a USPS vacancy flag, fewer than 2 storm days, or storm data unavailable. A quiet storm quarter produces few Hot leads; that reflects the weather, not your list.
